History
Approval
was granted in January 2006 by DCC, (DER/05/05/00830) for the
erection of 24 Apartments, with 36 parking spaces within the site.
The
proposal was a 3/4 storey high building fronting Devonshire Avenue
with the main access entrance located opposite to the new house at
the bottom of Devonshire Avenue.
Few
people were notified; consequently only 6 objections were registered.
This
scheme has now lapsed and the owner has submitted a new
plan to build 14 houses (all 3 storey) on the
site.
Since
the Palm Court was burnt down and demolished, the site has become an
eyesore and we all want to see it built on.
New
Proposal
The
new proposal, however, (street scene plan attached) has already
raised a lot of concerns with residents, namely:-

High
density (64 dwellings/Hectare), twice that recommended for new build
-
Parking
facilities - only one space per house with little or no provision
for visitors. The full implications could exacerbate existing
parking problems and may create safety issues with vehicles having
to reverse onto Devonshire Avenue.

Bin
storage problems.
-
Small
size of dwellings (4.8 metres wide) and height (3 storey) being out
of character and overbearing to adjacent properties.

Drainage
issues.
DCC
have formally notified 8 residents only, but many of us are affected
by the character of whatever is built on this prominent site, which
is in effect the entrance to Allestree old village and the
conservation area, so we will all have a view or opinion.
We
are not opposed to appropriate development, the key word being
appropriate.
This
letter from the Allestree Preservation Group is just to let you know
about the proposal and give you the opportunity to formally let your
views be known to DCC. Consultation expires 7th
June 2010.
